The Marketing Plan

Some people think that any real estate agent will do.  Others expect more.

Marketing is often misunderstood to be selling.  In the real estate industry, marketing is the process or technique of promoting and distributing information about a property to bring about an inquiry and a sale.

The simple advertising days are long gone.  Once a buyer sees a sign in the yard they immediately go to the web to see what they can find out about the property.  Are there pictures? Information? Anything? The web is where a real estate professional’s marketing plan comes into play.  Better said, an effective marketing plan causes your property listing to come alive and demand attention.

Below is a list of some of the strategies I use when creating a marketing plan. This is not a complete list as the industry is ever-changing; however, there are some basic services that are a must.  My objective for my clients is RESULTS!

Must-Have Strategies When Selling Your Property

  • Professional Photos
    With over 90% of Buyers using the intranet to search for homes, “web appeal” is more important than ever.  You only get one opportunity to make a first impression.
  • Video
    Who doesn’t love to watch a video these days.  They are everywhere!  Using the video strategy, we create a full-motion video tour.  This allows Buyers to virtually walk through the property as their schedule permits, without interrupting yours.
  • Aerial Photography
    Often times seeing the property from above gives the Buyers a better perspective of the home, lot, and location.
  • Good Story
    Buying a home is an emotional process. Buyers are looking for a lifestyle when they choose a home. My job is to tell the home’s story in a manner that allows Buyers to see the potential and fall in love with your home.
  • Print
    Part 1- Your Printed House Brochure.  This is one of my specialties!  I receive so many compliments on this printed piece.  It tells the home story, the neighborhood story, and sometimes a tidbit about the community. In all my years in this industry, I have NEVER gone into another agent’s listing and found such a personal marketing piece.
    Part 2- Road appeal. The Buyers who saw your property online will likely drive by to check out the community and neighbors.  When they do I want to offer them a piece of information to further draw them in.
  • Custom URL
    A custom URL is the web address for your property.
  • Social Media
    Using the custom video and URL, your property listing can be posted on all of the social media outlets.

So, How Does It Work?

Real estate marketing is not something that is done once.  It is a series of steps with the culmination leading to a SOLD sign out front. Generally speaking, there are two stages of selling a home; Pre-Marketing and Active Marketing.

For me, the marketing process begins during my initial visit with You.  My initial goal is to understand your need for change.  I ask enough questions in order to develop a full marketing strategy based solely on the Sellers needs and wants.

From the initial meeting, the Seller will decide how they want to move forward.  Do they want to use “coming soon”, or do they prefer to go straight to the active market?  I easily provide a standardized plan, together we discuss the options and in the end, my clients decide the direction that best suits them and their plan.

As a real estate market cannot be manipulated, and a flexible marketing plan should be developed which analyzes the desires of the sellers, current marketing conditions and the individual features of the property. Selling your house for the best price possible is my expertise, especially in our local market.

 

Now, I Get The Word Out – JUST LISTED

As an expert in the local market, I will get the word out about your listing to all the right people. I know how to attract serious buyers – so a good offer comes in quickly. To achieve that success, I will implement the appropriate marketing plan. After all, there’s more to selling a house than hammering a “For Sale” sign on the front lawn.

In addition, I meet with Buyers on a regular basis. In fact, the moment your house is listed I email everyone I know who is looking for a property like yours and encourage them to schedule a showing. I also tap into my network of other real estate agents so their clients know about your property as well.
