Decide You Want To Move!

The first thing you will need to do is to decide, that you really want to move.  Research your options and the personal financial ramifications of each option before you start the process to sell.

As a homeowner, consider the following questions to determine your motivation.

  • Have you experienced a life change?
    (Marriage, divorce, birth, death, new job, job loss, retirement, etc.)
  • With the change noted above, would your life be easier if you lived somewhere else?
  • What is your timeframe for making a change?
  • On a scale of 1 – 10, ten being highest, how do you score yourself on your willingness to move?
  • What needs to happen in order for you to be at 10?
  • Is there someone you can call to help you get to a 10?

Now consider the expenses and/or transactions costs. The expenses of sell your current property and buying another property may consume a large chunk of your equity.  Be sure to estimate your proceeds of sale and relocation costs before selling.

Then review mortgage options. Before you commit to selling your property, know the financial options for your next move. Meet with a Mortgage Professional to discuss options.  They may be able to help you determine the price you can afford to pay for your next home and provide strategies for your long-term financial obligations and goals.  Please do not assume that because you currently have a mortgage, you are eligible for another.  Post-meltdown regulations have changed the mortgage industry and it is now much harder to obtain mortgage approval.

And lastly, do not consider yourself a motivated Seller if you are willing to keep your property on the market more than six months. If you are truly motivated you will be looking to sell your property as soon as possible–hopefully within 60-90 days or within the average time frame for your community.
